About the Role Project Manager

We are seeking an experienced Project Manager to take overall responsibility for the successful delivery of residential construction projects across County Meath and surrounding areas.

The successful candidate will oversee projects from pre-construction and mobilisation through to completion and handover, ensuring that projects are delivered safely, on programme, within budget and to the highest quality standards.

The role will involve the management of housing developments and apartment schemes, working closely with clients, consultants, design teams, subcontractors, suppliers and internal site teams.

Key Responsibilities Project Delivery
  • Take overall responsibility for the successful delivery of assigned construction projects.

  • Manage projects from pre-construction through to completion and handover.

  • Develop and maintain detailed project programmes and monitor progress against key milestones.

  • Coordinate site activities to ensure projects remain on programme.

  • Identify potential delays, risks and construction issues and implement appropriate solutions.

  • Ensure projects are delivered in accordance with approved drawings, specifications and contractual requirements.

  • Coordinate multiple trades, subcontractors and suppliers across the development.

  • Maintain effective communication between site teams, management, clients and consultants.

Commercial Management
  • Monitor project costs, budgets and financial performance.

  • Work closely with the commercial team to manage variations, valuations, procurement and subcontractor accounts.

  • Review project expenditure and identify potential cost overruns at an early stage.

  • Assist with procurement and ensure materials, plant and subcontractors are available when required.

  • Negotiate and manage subcontractor and supplier relationships where appropriate.

  • Ensure works are delivered efficiently and in line with agreed budgets.

Health & Safety
  • Promote and maintain a strong health and safety culture across all projects.

  • Ensure compliance with company policies, legislation and project-specific safety requirements.

  • Work closely with the Health & Safety team and site management to identify and control risks.

  • Ensure appropriate RAMS, permits, inspections and safety documentation are in place.

  • Lead by example in maintaining high standards of site safety.

Quality & Compliance
  • Ensure all construction works meet the required quality standards.

  • Monitor compliance with drawings, specifications, Building Regulations and relevant standards.

  • Coordinate inspections with consultants and relevant authorities.

  • Ensure defects and snagging issues are identified, recorded and resolved.

  • Oversee project completion, commissioning, snagging and handover.

  • Maintain appropriate project documentation and records.

Team & Stakeholder Management
  • Lead and manage Site Managers, Site Engineers and other project personnel.

  • Provide direction, support and accountability to the site team.

  • Manage relationships with clients, architects, engineers, consultants and subcontractors.

  • Chair and attend project and progress meetings.

  • Provide regular project updates to senior management.

  • Resolve issues efficiently and maintain positive working relationships across the project team.

Requirements
  • Degree or equivalent qualification in Construction Management, Civil Engineering, Quantity Surveying or a related discipline.

  • Significant experience as a Project Manager within the Irish construction industry.

  • Proven experience delivering residential construction projects.

  • Strong experience with housing developments and/or apartment schemes.

  • Strong understanding of construction programming, procurement, commercial management and project delivery.

  • Excellent knowledge of construction methods, drawings, specifications and quality requirements.

  • Strong understanding of Irish Health & Safety legislation and Building Regulations.

  • Proven ability to manage subcontractors, suppliers and multidisciplinary project teams.

  • Excellent leadership, communication and problem-solving skills.

  • Strong organisational and planning abilities.

  • Commercial awareness and the ability to manage project budgets.

  • Full driving licence.

Desirable
  • Experience delivering large-scale housing developments.

  • Experience with apartment construction and multi-unit developments.

  • Experience working with developers, consultants and local authorities.

  • Knowledge of current Irish residential construction standards and regulations.

  • Experience with project management and construction software.

  • Chartered status or relevant professional accreditation.
