Job Description
Overview

Site Manager - Refurbishment projects _LIVE Environment_ works to include, office refurbishment, security upgrades, Lift Replacement schemes and Fire safety renewals.

Lead and manage the on-site delivery of Cap-ex Spend under NEC4 contract principles, ensuring safety, compliance, quality, and value for money. As the primary on-site contact for operational delivery, the Site Manager will oversee daily activities to ensure services meet contractual obligations and exceed client expectations.

Requirements: Consistent achievement of service delivery KPIs and SLAs; high levels of client satisfaction and positive stakeholder relationships; full compliance with statutory, contractual, and health & safety obligations; effective risk and issue management in accordance with NEC4 mechanisms; services delivered within agreed budgets and timescales; positive audit outcomes and implementation of continuous improvement initiatives; maintenance of a safe and healthy site environment.

Key Responsibilities
  • Project Management
    • Develop and manage project plans, budgets, and schedules aligned with NEC4 contract requirements.
    • Coordinate resources, stakeholders, and supply chain partners to ensure timely, cost-effective delivery.
    • Utilise to update project progress and maintain governance compliance as directed by the Project Manager.
  • Site Management
    • Oversee day-to-day operations on-site, ensuring efficient, safe service delivery.
    • Manage subcontractors and direct labour teams in line with NEC4 requirements.
    • Control site logistics, contractor activities, and programme milestones.
  • Contract Compliance
    • Ensure adherence to statutory regulations, health & safety standards, and environmental policies.
    • Maintain accurate site records, including daily site board, risk assessments, method statements, and maintenance logs.
    • Report accidents and incidents to line management in line with company processes.
    • Lead site audits and inspections, driving continuous improvement.
  • Stakeholder Engagement
    • Act as the primary point of contact for client representatives and site-based stakeholders.
    • Facilitate collaboration between office and site teams to resolve issues and maintain progress.
    • Liaise with clients to address issues and ensure satisfaction.
  • Risk and Issue Management
    • Identify and manage site-level and project risks, implementing mitigation strategies.
    • Lead incident investigations, ensuring corrective actions are implemented.
    • Maintain accurate records of risk assessments, method statements, and other compliance documentation.
Skills and Experience
  • Proven experience in live refurbishment works, ideally within government or public-sector contracts.
  • Strong working knowledge of NEC4 contracts.
  • Experience managing multi-disciplinary teams and subcontractors.
  • Familiarity with compliance, health & safety, and statutory maintenance requirements.
  • Proactive, solution-focused mindset with strong leadership and communication skills.
  • Detail-oriented with excellent organisational abilities.
  • Collaborative and adaptable to ensure efficient day-to-day operations.
  • Ability to travel to required project locations.
  • CITB SMSTS, First Aid & CSCS qualifications as a minimum.

This role is deemed inside IR35 so will be paid via PAYE Umbrella.
