Working Pattern: Monday-Friday Full-Time On-Site
Salary: £30,000-£40,000 DOE
The Opportunity
A well-established and growing property management business is looking to appoint an experienced Block Manager to join its London-based team.
This is a fantastic opportunity for a property professional with a strong background in block management, alongside experience managing individual flats and AST properties.
The successful candidate will take ownership of a varied residential portfolio, working closely with landlords, leaseholders, tenants, residents and contractors to ensure properties are professionally managed, well maintained and compliant.
The Role
This is a hands-on Property Management position covering both individual residential properties and an expanding block management portfolio.
The portfolio currently includes approximately 60 individual flats, predominantly located in Prime Central London, as well as a growing block management portfolio which has expanded significantly over recent years.
The blocks are primarily converted residential properties held on long leases, with the role involving a strong focus on maintenance coordination, contractor management and service charge reporting.
Key Responsibilities
- Manage a varied portfolio of residential properties, including individual flats and blocks.
- Oversee the day-to-day management of AST properties.
- Coordinate repairs, maintenance and contractors from instruction through to completion.
- Arrange and conduct property inspections.
- Liaise with landlords, tenants, leaseholders, residents and contractors.
- Deal with property-related queries and complaints in a professional and timely manner.
- Monitor service charges, budgets and expenditure.
- Assist with the preparation of service charge reports and management documentation.
- Maintain accurate property, compliance and financial records.
- Ensure properties meet relevant health & safety, legal and regulatory requirements.
- Manage contractor relationships and monitor the quality and progress of works.
- Prioritise multiple maintenance issues and property management tasks effectively.
- Contribute to improving internal processes and delivering a high level of service to clients and residents.
About You
We're looking for an experienced and commercially aware Block Manager who has a solid understanding of residential block management.
You will ideally have:
- Proven experience within residential property and/or block management.
- Strong knowledge of leasehold and block management.
- Experience managing individual flats and APTs.
- Good understanding of service charges and associated reporting.
- Excellent organisational and administrative skills.
- Strong communication and relationship-building abilities.
- The confidence to deal with residents, landlords, contractors and other stakeholders.
- A proactive, solutions-focused approach to property issues.
- Good knowledge of property compliance, health & safety and relevant legislation.
- Strong IT and property management system skills.
- The ability to manage a busy portfolio and work to competing deadlines.
- Previous London property management experience is highly desirable.
A relevant property, real estate or facilities management qualification would also be advantageous.
Salary & Package
- £30,000-£40,000 per annum, depending on experience
- Monday-Friday
