Job Description

How would you like to manage a dedicated portfolio of properties around Oxfordshire and the surrounding areas in a structured role, and a supportive environment?

Bidwells' renowned Residential Team in Cambridge provides an unrivalled service for the sale and letting of a wide range of property, from contemporary new homes and charming period cottages to standout town and country houses.

Each property in the Bidwells Lettings portfolio is handled by a partner or senior agent with expertise, with each client supported by a dedicated, experienced Property Manager. This collaborative approach ensures a seamless, knowledgeable, and highly personalised service.

We are now extending this success into the Oxford region, operating from our fantastic existing Oxford office, where we are already well established and supported by Bidwells' full range of multidisciplinary services.

The Property Manager will be required to deal with the day to day management of properties within the Residential Lettings portfolio, including a wide range of quality properties.

This is an exciting opportunity for someone who wants to play a key role in helping shape and grow our residential lettings venture.

There will be some Saturday morning's required on a rota basis, and this will be paid for on top of your salary.

What you'll be doing
  • Carry out property inspections and following up with landlords and tenants.
  • Arrange contractors and coordinate works for repairs on behalf of landlords and tenants.
  • Liase daily with tenants, landlords and contractors dealing with maintenance issues and any relevant queries.
  • Organise compliance certificates to ensure that properties comply with current legislation, (gas safety, EICR, EPC, Right to Rent, deposit protection etc.)
  • Coordinate move ins and contact utility suppliers.
  • Arrange/conduct inventory check in/check out reports and manage deposit returns and negotiate disputes where necessary.
  • Prepare and serve relevant notices.
  • Monitor and chase any arrears including tenant rents, client balances and outstanding invoices.
  • Keep up to date with changes in UK housing law and local legislations including the licensing of relevant properties.
  • Provide property management advice to the landlords.
  • Update property management software as and when required.
  • Process invoices and monitor maintenance expenditure.
About you
  • Experience in the same/a similar role within the property field (Residential lettings would be a bonus).
  • Organised and eloquent with a professional telephone manner.
  • Articulate with strong verbal and written communication skills delivering a high level of customer service.
  • Building and maintaining strong client relationships.
  • Team player with a willingness to learn, but also confident working independently and able to use own initiative.
  • Ability to remain calm under pressure and achieve deadlines.
  • Accuracy with particular attention to detail.
  • Strong computer skills, particularly Word and Excel.
  • Flexible and 'can do' attitude.
  • Full driving licence and access to a car to be used for business use.
  • Local knowledge of Oxford and surrounding areas in order to provide professional advice on market conditions would be highly advantageous.
  • ARLA qualified would be highly advantageous or the willingness to work towards it (supported by Bidwells).
