Job Description
Capex Recruitment is working in partnership with a Main Contractor in Kildare to appoint a Project Manager for a school project starting soon and lasting approximately 3 years. The client can negotiate a package that best suits the individual.
Responsibilities in your new role: General Management- Plan and deliver the overall project from pre-start to handover.
- Be ultimately responsible for project management: Planning & Programming, Health & Safety, BC(A)R, Design Management, Technical Submittals & Approvals/RDD's, Construction Operations and site logistics, procurement (sub-contractors and materials), Quality and Environmental, BIM, Mechanical and Electrical.
- Schedule the project using appropriate planning software and ensure adequate resources are available on site from JJR and sub-contractors to meet delivery.
- Monitor and update the program weekly for record purposes in accordance with the planning procedure.
- Highlight any associated program risks early, apply mitigation measures to eliminate all program risks, and inform senior management of any delays.
- Prepare monthly reports on program, quality, health & safety, progress and finance (in conjunction with QS) and present to all project stakeholders as required under various contracts.
- Assist and manage the Design Manager to close out any design issues during the design process, ensuring appropriate design team appointments and payment schedules match deliverables.
- Produce a procurement schedule in line with the target program for QS to procure.
- Assist in preparation and submission of tenders and with estimating/pre construction teams regarding programs and construction methodologies.
- Effectively manage your project team to achieve project goals through communication, leading by example, training, and mentoring.
- Ensure detailed site records and photographs are kept by all team members and that the quality system is adhered to.
- Chair weekly site meetings, producing accurate minutes and actions.
- Chair weekly QA meetings.
- Build and maintain good relationships with clients, consultants, subcontractors and suppliers.
- Ensure site compliance with health & safety legislation and the company H&S policies, including inductions, toolbox talks, risk assessment, safety statements, statutory forms, permits, method statements, etc.
- Ensure the filing system for the company H&S management system is set up and up to date.
- Promote a positive health, safety and environmental culture within the company and set a personal example.
- Plan and coordinate all work activities, communicating any foreseeable risks and hazardous interfaces with relevant parties to ensure a safe workplace.
- Assist in preparation of the H&S plan or Construction Phase Plan and periodically review it with the H&S Advisor and, where applicable, advise of any necessary changes.
- Investigate all accidents, incidents and near misses, compile reports and implement any corrective actions identified following investigations.
- Ensure that all contractors on site meet their requirements in relation to the company H&S management system and their statutory obligations.
- Continuously review site resources to ensure statutory duties and H&S procedures are implemented; discuss lack of resources with Contracts Manager/Director as necessary.
- Report regularly to the Contracts Manager about any health, safety or environmental issues of concern.
- Arrange regular subcontractor H&S supervisor meetings.
- Take disciplinary action on site as required.
- Ensure that all actions required following H&S Advisor inspections, monthly audits and external audits are carried out and signed off.
- Ensure fire, emergency and traffic management plans are prepared and reviewed at regular intervals.
- Ensure, where required, a lifting/craneage plan is prepared before any crane lift.
- Facilitate the election/appointment of a site safety representative and ensure they can carry out their functions.
- Co ordinate the collection of safety file information.
- Produce and implement the JJR full QA system in relation to site activities.
- Delegate quality assurance to relevant team members on site.
- Hold weekly QA meetings and meet with the site team.
- Produce inspections and test plans.
- Maintain ongoing inspections of all works and high standards of quality workmanship.
- Deal with any and all subcontractor QA issues immediately, set the JJR standard, and align payments with quality.
- Review subcontractors and suppliers' products at source and at their facilities.
- Ensure the site is presented properly to set an environment for high QA standards.
- Ensure all samples / sample rooms / sample apartments are presented early in the project to guarantee the highest quality.
- A minimum of 3 years experience in a similar role.
- Proficient with all Microsoft Office applications and planning software such as MS Project.
- Highly organised and methodical approach.
- Excellent project management skills, able to manage and drive multiple work streams simultaneously.
