Job Description
Project Manager - Residential Development

Location: South Dublin (Carrickmines area) Sector: Residential Construction (Houses, Apartments & Duplex Units)

Overview

An experienced Project Manager is required to lead the delivery of a large-scale residential development comprising houses, apartments, and duplex units. The successful candidate will take full responsibility for managing the project from pre-construction through to completion, ensuring delivery on time, within budget, and to the highest quality standards.

Key Responsibilities
  • Lead and manage all phases of the project lifecycle from site mobilisation to handover
  • Coordinate with design teams, consultants, and stakeholders to ensure smooth project delivery
  • Develop and maintain project programmes, ensuring key milestones are achieved
  • Manage site teams, including engineers, foremen, and subcontractors
  • Oversee procurement and ensure timely delivery of materials and services
  • Monitor project costs, budgets, and financial reportingEnsure all works are carried out in compliance with health & safety regulations
  • Maintain high standards of quality control and finish across all units
  • Liaise with clients, local authorities, and utility providers
  • Identify and mitigate risks throughout the project
  • Ensure timely completion and successful handover of residential units
Requirements
  • Proven experience as a Project Manager on residential developments (housing, apartments, or mixed schemes)
  • Strong track record delivering projects of similar scale and complexity
  • Relevant third-level qualification in Construction Management, Engineering, or related discipline
  • Excellent leadership and communication skills
  • Strong commercial awareness and cost management experience
  • Knowledge of Irish building regulations and planning processes
  • Ability to manage multiple stakeholders and meet tight deadlines
Desirable
  • Experience working on Large Residential Developments (LRDs)
  • Familiarity with multi-unit developments including apartments and duplexes
  • Strong IT skills including MS Project / Primavera (or similar)
