An exciting opportunity has arisen for a motivated and experienced Estates professional to join the team as an Operations Team Leader.
The post holder will support the delivery of a safe, effective, and high-quality Estates service across Trust sites, ensuring compliance with statutory requirements, Trust policies, and national standards. The role involves the day to day supervision of Estates staff, coordination of maintenance activities, and oversight of operational performance to ensure continuity of critical services.
Working closely with the Operations Manager and wider Estates team, the post holder will play a key role in managing both planned and reactive maintenance, supporting service improvements, and ensuring a safe environment for patients, staff, and visitors.
The role requires strong leadership, organisational, and communication skills, with the ability to manage competing priorities, respond to incidents, and make informed decisions within a fast paced operational environment.
Main duties of the jobTo support the coordination and delivery of Estates operations and maintenance activities across Trust sites, as directed by line management.
The post holder will oversee a range of complex, non routine operational activities, ensuring full compliance with Trust policies, safety standards, and statutory requirements.
The role will involve close liaison with the Small Works Manager and Capital Projects Team in relation to planned works programmes, including the coordination of isolations, shutdowns, and associated responsive actions, in line with competence.

Person Specification EDUCATION, QUALIFICATIONS & TRAINING- Relevant qualification or equivalent experience in Estates, Facilities Management, Engineering, or a related discipline
- Evidence of post qualification operational knowledge gained through experience and/or structured training
- Willingness to work towards and maintain Authorised Person (AP) status relevant to the role
- Evidence of continuing professional development (CPD)
- Formal supervisory or team leader training
- Recognised Estates or Engineering qualification (e.g. NVQ Level 3, HNC/HND or equivalent)
- Current Authorised Person (AP) status in a relevant discipline
- Experience working within a complex operational or Estates environment
- Experience supervising staff or leading day to day operational activities
- Experience managing reactive maintenance issues and responding to incidents
- Experience prioritising workloads and coordinating resources within defined procedures
- Experience working within safe systems of work and managing health and safety risks
- Experience using IT systems (e.g. CAFM) to record work activity and produce operational information
- Experience within an NHS or healthcare Estates environment
- Experience contributing to maintenance planning or service improvement initiatives
- Ability to supervise and coordinate operational activities in a reactive environment
- Working knowledge of health and safety legislation and safe systems of work relevant to Estates services
- Ability to assess operational risks and take appropriate action within scope of authority
- Effective communication skills, with the ability to engage with staff, clinicians, contractors and stakeholders
- Ability to organise and prioritise workload, supporting delivery of team objectives
- Ability to work independently, using initiative and sound judgement
- Ability to remain calm and professional under pressure and respond effectively to incidents
- Problem solving skills with the ability to analyse issues and implement practical solutions
- Ability to communicate complex or sensitive information clearly to a range of audiences
- Knowledge of HTMs, HBNs, and Estates related statutory compliance requirements
- Experience supporting staff development through training, coaching or mentoring
- Understanding of performance management, KPIs and service delivery standards
- Willingness to participate in the on call rota
- Flexibility to respond to operational issues outside normal working hours
- Full UK driving licence (if required for role)
