Job Description
Head of Property Management - West Hampstead, NW6

Our client is seeking a highly experienced and motivated Head of Property Management to oversee and manage our social housing property portfolio based in Camden, NW6. The successful candidate will ensure the efficient operation of our properties, maintain excellent landlord and tenant relationships, and maximise rental income. This senior level position requires strong leadership skills, exceptional organisational abilities, and in depth knowledge of property management practices, with emphasis on commerciality, structure and being able to lead from day one.

Responsibilities
  • Property Management:
    • Oversee the management of a diverse portfolio of properties.
    • Develop and implement property management strategies to optimise occupancy rates and rental income.
    • Manage team to conduct regular property inspections to ensure compliance with safety, maintenance, and regulatory standards.
    • Handle maintenance and repair activities, including budgeting, contractor selection, and supervision.
    • Keep detailed records of all contracts, SLAs, and compliance documents.
    • Report progress and incidents to line manager and board.
    • Act as the main point of contact for tenants, suppliers, maintenance team, complaints, and legal representatives.
    • Ensure all legislation related protocols are adhered to.
    • Deal with inventories at check in and check out, liaising with suppliers.
  • Tenant Relations:
    • Maintain strong relationships with tenants, addressing concerns promptly.
    • Oversee the leasing process, lease negotiations, and legal compliance.
    • Handle complaints, disputes, and lease violations, resolving them effectively.
    • Deal with notices, court hearings and evictions.
  • Financial Management:
    • Develop and manage property budgets; meet or exceed financial targets.
    • Monitor rental arrears, implement collection procedures, and resolve outstanding balances.
    • Analyse market trends, rental rates, and property expenses for accurate projections.
  • Team Leadership:
    • Provide leadership, guidance, and mentoring to property management and maintenance professionals.
    • Set performance objectives, conduct evaluations, and offer constructive feedback.
    • Foster a positive and collaborative work environment.
  • Legal and Regulatory Compliance:
    • Stay up to date with property laws, regulations, and best practices.
    • Manage lease agreements, renewals, terminations, and evictions in compliance with legal requirements.
    • Liaise with legal counsel and external stakeholders on property related matters.
Qualifications
  • 7-10 years of property management experience, including diverse portfolios and direct staff management.
  • Relevant qualification in Property Management, Lettings, or Block Management (desirable).
  • Solid understanding of UK landlord tenant laws and regulatory requirements.
  • Strong leadership and team management skills.
  • Exceptional organisational and multitasking abilities with keen attention to detail.
  • Excellent communication and interpersonal skills.
  • Professional certifications such as RICS, IRPM, or ARLA desirable but not essential.
  • Proficiency in property management software and financial reporting tools.
  • Strong financial acumen and analytical skills.
  • Problem solving skills and ability to make sound decisions under pressure.
  • Professional demeanour, integrity, and commitment to customer service.
  • In depth knowledge of the tenant journey from agent to check out.
Working Hours

Monday to Friday, 9am - 6pm

Salary

£47,000 to £53,000 pa (or approximately £55,000 to £60,000 pa)
