Head of Asset Management - South Region

In this role, you will manage and protect the value of our assets, ensuring there is no depreciation through effective lifecycle planning, risk management, and long-term investment strategies.

You will oversee asset performance, embed sustainability and efficiency initiatives, and provide expert property management support to Village Managers. Working closely with residents and resident associations, you will play a key role in balancing operational excellence with an outstanding resident experience.

The Role

Strategic Asset Management

  • Working closely with Building Surveyors to ensure villages within your region are maintained to prevent depreciation of the estate.
  • Developing and managing lifecycle forecasts for all villages under your remit.
  • Agreeing on annual planned works with Building Surveyors and Village Managers, preparing budget requests aligned to lifecycle models.
  • Proposing annual capital projects that enhance asset value and resident experience, supported by clear justification.

Financial & Reporting

  • Preparing accurate and timely annual budgets aligned with lifecycle forecasts.
  • Reporting monthly on expenditure against approved budgets.
  • Managing and attending regular meetings with residents and resident associations.

Risk & Compliance

  • Maintaining accurate and timely asset risk reports, ensuring risks are mitigated and controls implemented.
  • Reviewing Fire Risk Assessments and arranging remedial works where required.
  • Liaising quarterly with insurance brokers on asset-related risks and overseeing the implementation of insurer recommendations.
  • Managing the insurance claims process and providing clear updates to Village Managers and Resident Associations.
  • Managing Section 20 notifications for major works delivered by Building Surveyors.
  • Working with the Building Services Coordinator (direct report) to ensure all routine and statutory maintenance is completed as required.

Operational Support

  • Reviewing annual building services contracts with Village Managers, Heads of Maintenance, and FM consultants to optimise plant and equipment lifecycle.
  • Assessing and approving capital expenditure requests for reactive maintenance to protect service charge budgets.
  • Supporting Village Managers with leasehold queries and resident alteration requests.
  • Supporting Village Managers with adjoining owner matters and planning obligations.

Sustainability & Development

  • Developing and updating sustainability strategies for each village, including EV charging, renewable energy initiatives, and energy reduction targets.
  • Attending gateway approval meetings for new villages, monitoring lifecycle impacts and leasehold obligations.

Defects & Surveys

  • Managing the resolution of post-DRP defects and escalating significant issues as required.
  • Ensuring annual and five-yearly PPM surveys are completed across all building assets.

Key Requirements:

  • Proven experience in asset management, lifecycle planning, and capital works
  • Strong knowledge of landlord & tenant legislation and property law
  • Understanding of building services, compliance, and sustainability strategies
  • Experience in residential property management and working with resident associations
  • Demonstrated ability in financial planning, budget management, and cost control
  • Excellent stakeholder engagement, communication, and relationship management skills
  • Strong risk management, problem-solving, and decision-making capabilities
