The RoleRegional Maintenance Manager
Are you passionate about delivering exceptional facilities management services? We are seeking a dedicated Regional Maintenance Manager to oversee the maintenance and compliance of approximately 330 stores in the Northern half of our estate, including Northern Ireland. In this role, you will ensure a well-maintained and compliant environment for both customers and staff. Your focus will be on providing a customer-centric facilities management service, addressing reactive maintenance needs, and managing minor works projects to primary assets.
What You'll Be DoingDevelop and implement a reactive and preventative maintenance program within budgetary constraints, including:
- Managing expenditure as agreed with your line manager.
- Ensuring value for money through cost checking and quotations.
- Forecasting and reviewing capital and revenue spend.
- Proactively identifying potential risks and high costs.
- Authorising individual repairs and quotes up to £10,000.
- Preparing capex papers for major repairs and projects over £10,000.
- Exploring cost-saving measures while maintaining service standards.
- Interpreting leases and landlord-tenant repair obligations.
- Supporting retail operations by minimising trade-affecting closures and ensuring quick resumption of trading.
- Oversee external contractors to ensure stores meet Brand standards and work is completed efficiently within cost and quality parameters.
- Build and maintain partnerships with internal and external business partners.
- Hold regular performance review meetings to ensure targets are met within SLAs.
- Drive strategy and project timelines to ensure projects are completed on schedule and within budget.
- Ensure contractors provide exceptional customer service and high-quality workmanship.
- Plan and manage multiple projects concurrently.
- Continuously monitor and assess contractor performance.
- Identify and resolve standard and complex maintenance issues.
- Ensure compliance with New Look's Asbestos, Code of Conduct, and Health and Safety policies.
- Maintain New Look stores to the highest property standards, ensuring compliance with statutory/legal requirements, H&S regulations, Brand standards, core operating procedures, and customer expectations.
- Schedule regular store visits to identify issues and evaluate needs with the Senior Maintenance Manager.
- Compile Maintenance Audits/condition surveys for periodic visibility of issues and long-term risk assessment.
- Monitor and review works to ensure consistent quality and workmanship.
- Understand lease obligations and their implications on required works.
- Identify and resolve standard and complex maintenance issues.
- Ensure all maintenance works comply with current Health and Safety legislation, including RAAC, Control of Asbestos at Work, and CDM Regulations.
- Liaise with and address issues from monthly Retail and Health & Safety summaries.
- Handle ad hoc correspondence as needed.
- Prepare and assist with plans, contracts, budgets, and other documentation.
- Manage a revenue and capital expenditure budget of approximately £10m across various contractors and disciplines, including the annual HVAC upgrade programme Project "Chilly" and other major projects.
- Address ad hoc correspondence and deal with statutory and landlord repair notices.
- Experienced in managing, influencing, and operating within a multi-client environment.

- General understanding of building regulations, H&S regulations, and DDA requirements.
- Excellent verbal and written communication skills.

- Ability to establish strong rapport with store teams, senior field leadership, and head office stakeholders, conveying urgency and concern for issues.
