Job Description
The Opportunity

Kingsley is acting for a market leading Commercial Property Company that operates across the whole of the UK, and is looking to appoint a Commercial Development & Leasing Manager into their Northwest office. This is an exceptional opportunity for either a commercial leasing surveyor or a development surveyor who is looking to concentrate their career to becoming a Development Manager with a respected PropCo.

With strong in house development, asset management and project management teams, the company is highly competitive in the marketplace, acting with agility and speed.

There is circa c. 3 million sq. ft. of industrial space at various stages of the national development process, with a strong Northwest pipeline of c. 850,000 sq. ft. across various developments in the short term.

Candidate
  • We are looking for an individual to assist the existing Northwest team in terms of delivering the current pipeline through the development process and lease up / disposal stages.
  • In addition, they will assist the team with identifying, appraising and bidding on new opportunities.
  • The candidate should have 3 to 5 years' experience, ideally in the industrial / warehouse market, within an agency or client side background.
  • A proven track record of marketing and leasing is a must, with knowledge of the development process, with strong financial and/or technical skillsets an added plus.
  • This role will suit individuals with a hunger to learn the skills it takes to become a successful developer.
The main duties include:
  • Co ordinate marketing of the new schemes - liaising with the marketing manager, instructing external marketing agencies and instructing agents.
  • Negotiating with occupiers, agreeing Heads of Terms, and instructing solicitors.
  • Successfully negotiating legal documents with occupiers, counterparties and solicitors.
  • Reporting to the board and JV partners - seeking approval to proceed.
  • Providing internal monthly updates on specific schemes viewing numbers / take up, as well as market intel across the Northwest.
  • Assist the Development Team in managing their internal excel database comprising all live developments, new site introductions, sites bid on and occupier interest on schemes.
  • Assist the Development Team with sourcing, research and due diligence for site acquisitions covering site inspections, scheme design, collating and interpreting site investigation results and market research and reporting / presenting such results in a clear precise manner. This aspect will also involve collaboration with the companies Project Management team.
  • Assist the Development Team with appraisals using the company's Excel template models. The company has a variety of funding sources (our own equity, JVs, other investors, debt) and the individual would be expected to model development appraisals in conjunction with the in house Analyst team.
  • To provide assistant to the Development Team on schemes they have been involved with from the outset during the planning application process to contribute to a positive planning outcome.
Key skills and attributes
  • Preferably with 4 years + experience in the property / real estate industry with Industrial and Logistics experience on lettings and sales.
  • Proficient in Microsoft excel
  • An ability to work well in a fast paced environment
  • Exceptional attention to detail
  • Able to use initiative and work independently
  • A desire to learn, a strong work ethic and be driven & entrepreneurial
  • Understanding of property investment and development principles and key drivers
