Job Description

Estimator

Location; South Down

Employment: Full-Time, permanent, 40 Hours per Week
Salary Range: £45,000 - £55,000 DOE

On behalf of our client, a well-established and growing organisation operating within the construction, maintenance, refurbishment, and retrofit sectors, we are seeking an experienced Estimator to join their team based in South Down.

This is an excellent opportunity for an experienced estimator to play a key role in securing and pricing a wide range of projects, including responsive repairs, void works, refurbishment programmes, and energy efficiency retrofit schemes. The successful candidate will work closely with operational and commercial teams to develop competitive tender submissions, identify new opportunities, and contribute to the continued growth of the business.

Key Responsibilities

• Prepare accurate cost estimates for responsive repairs, void works, refurbishment projects, and energy efficiency retrofit schemes
• Undertake detailed take-offs from drawings, specifications, schedules of work, and site surveys
• Obtain and evaluate quotations from subcontractors and suppliers to ensure competitive pricing
• Attend site visits and pre-start meetings to assess project requirements and constraints
• Work closely with operational and commercial teams to align estimates with delivery programmes and resource planning
• Support the preparation of bid documents and pricing submissions for tenders, mini-competitions, and direct awards
• Maintain estimating records, cost databases, and pricing information to support continuous improvement
• Identify opportunities for value engineering and cost efficiencies
• Support post-tender negotiations, clarifications, and project handovers
• Review and interpret ITT documentation, identifying risks, opportunities, and compliance requirements
• Lead the preparation and submission of tender returns in accordance with deadlines and company procedures
• Present commercial proposals and support tender review meetings with senior stakeholders
• Develop innovative and commercially viable delivery solutions alongside operational teams
• Prepare client pricing schedules accurately and within required timescales

Qualifications and Skills

• Minimum of 5 years' experience as an Estimator within repairs, maintenance, refurbishment, retrofit, or construction environments
• HNC or Degree in Quantity Surveying, Construction Management, or a related discipline
• Experience pricing responsive maintenance, planned maintenance, refurbishment, or retrofit projects
• Strong understanding of public sector frameworks and contracts, including social housing, local authorities, schools, and housing associations
• Experience with Schedule of Rates (SOR) pricing, including PSA schedules
• Strong commercial awareness and analytical skills
• Knowledge of JCT and NEC contracts
• Ability to interpret drawings, specifications, and prepare Bills of Quantities
• Excellent written and verbal communication skills
• Strong organisational skills and the ability to manage multiple bids simultaneously
• Proficient in Microsoft Office and relevant estimating software

You will be a commercially focused and detail-oriented professional with a proven track record in estimating within the construction, property maintenance, or retrofit sectors. You will be comfortable working to tight deadlines, managing multiple tender opportunities, and collaborating with a range of stakeholders to deliver competitive and compliant submissions.

This role would suit an experienced Estimator looking for a fresh challenge within a growing organisation that values initiative, commercial awareness, and continuous improvement.
