Overview:

The opportunity has arisen for a Building Services Engineer role at Pareto FM.

Introduction & Purpose:

The purpose of this document is to define the role's purpose, responsibilities, accountability, reporting lines, communication channels, and key tasks and activities.

There are no specific regulations or legislative compliance criteria that govern this role.

Scope & Responsibilities:

• In-depth knowledge of electrical and mechanical engineering.
• Ability to work independently with high quality standards in a fast-paced environment.
• Perform and complete Planned Preventive Maintenance (PPM) tasks to ensure optimal functioning of all building systems.
• Complete minor installation work on new systems and modifications to existing installations.
• Electrically biased with good knowledge of mechanical and building services.
• Familiarity with general risks and hazards associated with building work, including asbestos.
• Minimum of L8 Awareness formal training.
• Strong understanding of legal compliance and maintaining high standards.
• Excellent communication skills for internal and external stakeholders.
• Innovative mindset for improving existing systems and processes.
• Adherence to health and safety regulations to promote a safe working environment.

Working Hours: Monday - Friday (37.5 hours per week)

Specific Procedures & Tasks:

• Overall responsibility for timely completion of all maintenance and reactive tasks related to client assets, serving as the first response for M&E, fabric, and electrical issues.
• Perform and document PPM tasks to ensure all building systems operate efficiently.
• Maintain accurate records and digital documentation of all maintenance activities.
• Conduct regular inspections, including statutory and mandatory requirements, to ensure safety and efficiency of M&E installations, fire safety, firefighting equipment, and security systems, coordinating with client staff as needed.
• Manage records according to national standards, including statutory testing, inspection, technical records, and reports.
• Carry out maintenance on electrical systems, heating, hot water installations, and supervise works on fire alarms, security systems, machinery, lifts, etc.
• Ensure all works meet quality, budget, and client satisfaction standards, reporting progress regularly to the account manager and client liaison.
• Support subcontractors in routine and emergency maintenance, including out-of-hours work.
• Assist in setting maintenance priorities, planning, budgeting, and preparing project specifications and schedules.
• Provide technical M&E advice and support to the client as needed.
• Collaborate with the client and team to develop and share best practices in M&E maintenance.
• Implement and support the Asset Management Plan in coordination with the client.
• Perform other related tasks as directed by the client or Pareto FM management.
• Act as the primary contact for client issues.
• Coordinate with contractors and vendors to ensure quality, timeliness, and budget compliance.
• Generate detailed quotes for repairs, replacements, or upgrades, and maintain comprehensive records of all activities.
