Job Description

A Tier 1 Contractor with operations across Ireland and the UK is looking for a Building Services Coordinator to join its Galway team. You will be accountable for the coordination of all Building Services on live projects, making sure systems are designed, installed and commissioned safely and efficiently, and delivered to programme, quality, environmental and cost targets. This is a hands on, high visibility role. You will sit between the design team, subcontractors, specialists and the project team, with the autonomy to run the coordination process and the support of a structured Building Services department, including the chance to mentor Junior and Graduate Coordinators.

Key Responsibilities
  • Services coordination: review the Building Services design for adequacy of design coordination and buildability with the structure, and manage coordination drawings and models, builders' work drawings, vetting of layouts and clash resolution through to approval, circulation and installation monitoring.
  • Deliverables and procurement: schedule, agree and monitor deliverables across all Building Services disciplines, and track plant, equipment and product procurement and lead in times against programme.
  • Technical submissions: manage approval of Building Services design, plant, equipment and products through the technical submission and samples process.
  • Meetings and reporting: chair regular Building Services meetings, issue accurate minutes and chase actions to closure, attend Client and Design Team meetings, and produce a monthly Building Services report for the Building Services Manager, Contracts Manager and Project Managers.
  • Site setup and programme: support site setup, including permanent and temporary utilities, help the project team understand Building Services demarcations, and contribute to overall programming and monitoring.
  • Testing, commissioning and handover: arrange, schedule and monitor testing, commissioning, witnessing, verification, demonstrations, training and handover, and drive the timely close out of snags.
  • Documentation: monitor O&M manuals and as built documentation and models to ensure an accurate record of the completed installation.
  • Quality: set up installation quality benchmarks before works start, support check sheets and wall and ceiling closure sheets, and carry out weekly site inspections and spot checks, including off site fabrication.
  • Health & Safety: work with subcontractors and specialists to ensure safe methods of work, with particular attention to high risk works, shutdowns and anything affecting third party operations.
  • Tendering and commercial: contribute to Building Services tenders, post tender clarifications, scope and gap analysis, subcontractor appointments, payment applications, change control, final accounts and value engineering.
  • Risk and continual improvement: identify and track risks to Building Services delivery, maintain a Lessons Learned schedule, support post handover and defects period works including seasonal commissioning, and work within the company's Integrated Management System.
About You
  • Proven experience coordinating mechanical and electrical Building Services within a construction or contracting environment
  • Strong understanding of services design coordination, clash resolution and BIM based workflows
  • Working knowledge of testing, commissioning and handover processes, and of quality control and benchmarking on site
  • Commercial awareness, with the ability to spot value engineering opportunities and understand cost and programme implications
  • Excellent communicator who builds strong relationships with clients, design teams, subcontractors and suppliers
  • Organised, proactive problem solver with a safety first mindset and a commitment to ongoing CPD
