Site Manager Swords, Dublin New Homes €75k-€85k

We are seeking an experienced Site Manager to lead and run a r esidential development-a major 18-month project delivering 55 high-quality timber-frame homes in Dublin.

This is a hands-on, standalone Site Manager role. You will take full ownership of the site and ensure the project is delivered safely, on time, and to the highest standards.

Full day-to-day management of the site

Reading, interpreting, and working from construction drawings

Ordering and managing materials

Coordinating and managing subcontractors

Ensuring all works comply with building regulations and company standards

Using Procore to manage documentation, reporting, and project workflows

Overseeing onsite H&S and ensuring compliance at all stages

Working closely with the site admin / BCAR personnel and site engineer (engineer starting in January)

Proven experience running a full site independently

Strong understanding of timber frame housing

Ability to manage programme, logistics, and contractors confidently

Competent with Procore or similar construction management software

Excellent communication, leadership, and organisational skills

Ability to make confident decisions without hesitation
