Job Description
Responsibilities

Reporting to the Contracts Manager you will be responsible for managing the construction of a development, overseeing all pre and post housebuilding works and ensuring targets are met regarding health & safety, delivery to build programme quality, customer care and cost.

  • Ensuring continuous compliance with company health & safety standards, NHBC standards, building regulations and quality standards.
  • Co ordinating labour and resources on site, proactively scheduling trades and managing material levels to meet the build programme.
  • Ensuring each plot is built to the highest standard, complying with NHBC and Building Regulations specifications.
  • Conducting company directed quality control procedures and inspections, rectifying defects promptly.
  • Monitoring and controlling production costs, approving payments to contractors and trades.
  • Initiating and attending plot inspections with the Local Building Inspector or NHBC, taking corrective action to meet requirements.
  • Delivering toolbox talks or similar on site briefings.
  • Liaising with internal departments, external suppliers and partners to achieve the build programme.
  • Collaborating with sales via regular meetings to ensure a smooth and controlled delivery of homes to customers.
  • Maintaining a high standard of site presentation at all times.
  • Conducting new home tours with Sales Advisor and customers to demonstrate the home and address issues before legal completion.
  • Ensuring the on site construction team is fully resourced, well directed, and supported in training, development and workload organisation.
  • Exemplifying good behaviour in health & safety, organisation, conduct, quality of work and professionalism.
Qualifications
  • Extensive experience working to an established build programme and managing key priorities.
  • Proven ability to deliver weekly targets through effective labour organisation and fostering team ethics.
  • Excellent communication skills, with an emphasis on detailed explanations and gaining full compliance.
  • Strong leadership and assertiveness, ensuring optimum delivery to the highest quality standards on site.
  • Ability to prioritise tasks and solve problems in a dynamic business environment.
  • Member of the Chartered Institute of Builders or NVQ level 5 in Construction Management, or a tradesman with extensive experience of all construction trades.
  • In depth knowledge of construction and housebuilding, including health & safety, NHBC requirements and Building Regulations.
  • Comprehensive experience dealing with customers, providing information, resolving issues and confirming company procedures.
