Job Title: Senior Quantity Surveyor / Commercial Manager
Location: Manchester (Site-Based) Contract Type: Long-Term Contract (Inside IR35) Industry: Rail Infrastructure Rate: Competitive (Inside IR35)

Job Overview:
We are seeking an experienced Senior Quantity Surveyor / Commercial Manager to lead commercial activities on a major rail infrastructure project based in Manchester. This is a long-term contract position inside IR35, offering the opportunity to play a critical role in the successful delivery of a high-profile project. This is a delivery-focused role, and candidates must have demonstrable experience in post-contract commercial management, ideally gained on major rail infrastructure schemes. Pre-contract-only profiles will not be considered. Key Responsibilities: • Take full commercial ownership of the project during delivery and post-contract stages • Administer and manage contracts in line with NEC4 suite of contracts • Lead cost management, forecasting, and reporting processes across the project • Oversee change control, risk management, and early warning processes • Manage subcontractor accounts, including valuation, payment certification, and final accounts • Provide commercial insight and strategic input to ensure project profitability and risk mitigation • Liaise with project teams, contractors, and stakeholders to ensure commercial objectives are met • Prepare and present commercial reports to senior management and client representatives • Ensure compliance with company and client governance procedures and commercial standards Required Experience: • Significant experience in commercial management or senior quantity surveying within the rail sector

• Proven experience in post-contract delivery and managing NEC contracts (NEC4 essential)

• Strong understanding of commercial processes in infrastructure delivery environments

• Ability to operate independently and lead the commercial function on a complex project

• Excellent stakeholder management and negotiation skills

• Strong analytical and financial skills with a proactive approach to problem-solving

Desirable Qualifications:
Degree in Quantity Surveying or related discipline Professional membership (e.g., MRICS or similar) preferred but not essential Valid PTS card desirable Additional Information: • This role is inside IR35 - candidates must operate via an umbrella company or PAYE • The project is based in Manchester - site presence is expected • Immediate or short notice availability preferred
