We are looking for an experienced Senior Quantity Surveyor to join our commercial team on a major pharmaceutical construction project based in Athlone.

This is an excellent opportunity for an accomplished Quantity Surveyor to take a key commercial role on a technically complex, high-value pharmaceutical project. Working closely with the Commercial Manager, Project Manager and wider project team, you will be responsible for the commercial management of key work packages, cost control, procurement, subcontract administration and financial reporting throughout the project lifecycle.

What You'll Do
  • Take responsibility for the commercial and financial management of key project packages

  • Prepare and manage cost reports, forecasts, valuations and payment applications

  • Lead the procurement of subcontractors and suppliers, including tender analysis, negotiation and appointment

  • Prepare, issue and administer subcontract documentation

  • Manage subcontractor accounts, including valuations, variations, payments and final accounts

  • Identify, assess and manage variations, commercial risks and opportunities

  • Monitor project expenditure against budgets and forecasts

  • Prepare accurate monthly commercial reports for senior management

  • Ensure contractual notices, records and supporting commercial documentation are maintained

  • Work closely with the Project Manager, Site Team, Design Team, subcontractors, suppliers and client representatives

  • Support the management and resolution of contractual and commercial matters

  • Assist with cash-flow forecasting and project financial planning

  • Mentor and support junior members of the commercial team where required

  • Contribute to tender submissions, procurement strategies and commercial reviews

  • Support the successful commercial delivery of a technically complex, high-value pharmaceutical construction project

What We're Looking For
  • Degree in Quantity Surveying, Construction Economics, or a related discipline

  • Typically 5+ years' post-graduate experiencein Quantity Surveying within the construction industry

  • Strong experience working with a main contractor is highly desirable

  • Proven experience managing subcontract packages, procurement, valuations, variations and final accounts

  • Strong knowledge of construction contracts and commercial management principles

  • Excellent commercial awareness with strong numerical and analytical skills

  • Ability to identify and manage commercial risks and opportunities

  • Strong negotiation, communication and stakeholder-management skills

  • Excellent organisational skills with the ability to manage multiple commercial priorities

  • Proficient in Microsoft Excel and relevant commercial management software

  • Experience working on construction projects in Ireland is highly desirable

  • Previous experience on pharmaceutical, life sciences, industrial, healthcare or technically complex projects would be an advantage
