We are seeking a driven, commercially minded, and growth-oriented Residential Asset Manager to join our expanding residential operations team.

Key Responsibilities
  • Portfolio Management - Oversee operational and financial performance across multiple residential sites.
  • Asset Strategy Development - Develop and implement asset management strategies for real estate investments.
  • Performance Monitoring - Monitor property performance, financial metrics, and operational KPIs.
  • Operational Leadership - Collaborate with Property Managers to improve operational efficiency and service delivery.
  • Market Research - Conduct market research and competitive analysis to inform investment decisions.
  • Financial Reporting - Prepare and present asset performance reports to senior stakeholders.
  • Budgeting & Forecasting - Manage budgets, forecasts, and financial models to support portfolio planning.
  • Value Enhancement - Identify opportunities for value creation and risk mitigation.
  • Capital Projects - Oversee capital improvement works, renovations, and lifecycle projects.
  • Transactions Support - Support acquisition and disposition processes, including due diligence and financial analysis.
  • Compliance & Governance - Ensure compliance with regulatory, legal, and company standards.
  • AGM Oversight - Oversee the Property Manager in preparing AGM packs and statutory documentation.
  • Continuous Improvement - Drive initiatives that enhance resident experience, operational efficiency, and long-term asset value.
  • Team Leadership - motivate and coach staff; run one-to-ones; set expectations and build a positive culture.
  • Training & Development - identify skill gaps, design training plans, deliver on-site coaching, coordinate external training, and ensure all staff receive consistent onboarding and refresher training.
  • Operational Oversight - maintain standards, resolve issues, and support daily operations across multiple sites.
  • Performance Management - set KPIs, monitor results, address underperformance, and recognise high achievers.
  • Stakeholder Engagement - build strong relationships with residents, contractors, and internal teams.
  • Continuous Improvement - streamline workflows, enhance communication, and implement better ways of working.
What We're Looking For
  • Bachelor's degree in finance, Real Estate, Business, or a related field
  • 3+ years' experience in residential asset management or real estate investment roles
  • A valid PSRA licence is essential
  • Strong financial analysis and modelling skills
  • Proficiency in Microsoft Excel and real estate software platforms
  • Excellent communication and presentation abilities
  • Ability to manage multiple projects, deadlines, and stakeholders
  • Detail-oriented with strong organisational skills
  • Understanding of legal, regulatory, and compliance requirements
  • Ambition, initiative, and a desire to progress into senior leadership
  • Flexible, proactive, and comfortable working across a multi-site portfolio
