Job Description

Altus Partners has partnered with a leading US Real Estate Investment Management firm that is seeking a business modelling professional to join its portfolio management team. The company is experiencing significant growth and aims to expand its team in London. This role involves providing business valuations and modelling for the European portfolio, working alongside the Head of the team and collaborating with the deals team and senior executives in Europe and the US.

The position will support valuations and portfolio analysis for the European Real Assets portfolio, including portfolio analytics and asset-level performance assessments. It extends the efforts of the asset management, portfolio management, and finance teams to support annual valuation processes and transaction activities.

The business is able to sponsor visas in the UK.

The Role:

The role involves valuing and analyzing the current assets, including portfolio analytics and property-level performance. It will lead the yearly valuation processes and advise on improving asset performance throughout their investment lifecycle. The role requires developing and enhancing financial models for the European real estate assets to optimize performance across the asset lifecycle.

Responsibilities:
  • Support the entire valuation process: build and update financial models, perform valuation analysis.
  • Update cash flow models with latest assumptions on leasing, rental income, operating expenses, and capital expenditures.
  • Complete quarterly or monthly valuation cycles.
  • Coordinate with portfolio companies and gather asset-level information from various sources.
  • Analyze market conditions using sales comparables and other parameters to inform model assumptions and asset valuation.
  • Provide analysis of cash flow and valuation movements at the asset or portfolio level.
  • Calculate investment returns and project investor return distributions through hold or sell analyses.
  • Conduct industry, market, and asset sector research and analysis.
  • Participate in the global valuation committee and report on valuation outcomes and investment performance.
  • Engage with third-party appraisal firms and advisors for external valuations and model reviews.
  • Oversee external consultants and investors, respond to queries, and provide supporting documentation.
  • Assist with ad hoc requests and special projects.
Requirements:
  • Strong proficiency in financial cash flow modelling.
  • Excellent MS Office skills, particularly in Microsoft Excel.
  • 1-3 years of experience in fund management-related fields such as valuations, financial analysis, or portfolio management.
  • Qualified accountant is preferred but not essential.
  • Strong analytical and quantitative skills.
  • Attention to detail and ability to work independently and in teams.
  • Excellent communication, problem-solving, and interpersonal skills.
  • Ability to manage multiple priorities in a fast-paced environment.
  • Real estate knowledge is preferred.
  • Experience with VBA, Python, Power BI, or other visualization/programming languages is beneficial.
