Our client is in search for a Part time Property Manager to join their small team in Finchley to help support the day to day operations of the Property Management department consisting of a Residential & Commercial Portfolio. This will be a part time role, 4 days per week.
The ideal candidate will have relevant experience in property management and lettings and is looking for progression in their career. As the Property Manager, you will be managing both residential and commercial units. This is a wide range role, where you will be responsible for the entire department ensuring that all 160 units under management are dealt with in an efficient and compliant manner. Reporting to the Director, this is an exciting opportunity for an experienced individual with a wealth of experience in Property Management and Leadership.
Responsibilities- Ensuring compliance with all relevant legislation and maintaining up to date knowledge of all imminent policy changes pertinent to our operation, including but not limited to Tenancy Agreements, HMO's, Gas & Electrical Safety Regulations, Landlord and Tenant Law, and Fire Safety Regulations.
- Managing budgets and being accountable for the overall financial performance of the department, including rent reviews, rent chasing, maintenance budgets, servicing costs.
- Reviewing customer journey and reactive maintenance processes regularly to optimise productivity levels of the team.
- Evaluating current and future systems to support a push towards automation wherever possible.
- All aspect of the lettings process from drawing up tenancy agreements to dealing with deposits and rent arrears.
- Supporting the management function in maximising rental returns and minimising tenancy 'void' periods.
- Serving any legal notices.
- Ensuring the department is carrying out and documenting routine inspections and arranging required works as necessary.
- Liaising with contractors - planning and arranging maintenance and health and safety checks as required and ensuring all works are carried out to a professional standard.
- Assisting and updating advertising on various letting sites.
- Minimum of 3 years property management experience as a Property Manager.
- Strong knowledge and experience of compliance in the lettings industry.
- Good interpersonal skills and ability to build rapport with tenants.
- Proficiency with Prop Man Property software.
- Excellent written and verbal communication.
- Logical thinking with creative problem solving aptitude.
- Able to respond positively to challenges.
Monday to Thursday, 10:00am - 2:00pm or 11:00am - 3:00pm.
Salary£45,000 pro rata.
