The successful candidate will take ownership of the firm's post completion and registration workload, progressing a varied caseload through to registration and ensuring applications are submitted accurately, requisitions are dealt with promptly, and all post completion requirements are satisfied.
A key part of the role is maintaining oversight of outstanding post completion matters and producing accurate management information to support the firm's compliance, quality assurance and risk management processes.
This is a pivotal, largely autonomous role suited to someone with strong technical knowledge of residential property registrations who is organised, proactive and comfortable taking ownership of a busy post completion workload.
Suitable for:a Senior Post Completion Executive or experienced Paralegal with a minimum of 2 years' post completion experience
Key Responsibilities Applications & Registrations- Preparing and submitting applications to HM Land Registry, including AP1 and FR1 applications, arising from purchases, remortgages, transfers of equity, lease extensions, new leases and first registrations.
- Reviewing files to ensure all necessary documents, certificates, consents and supporting evidence have been obtained.
- Dealing promptly and accurately with Land Registry requisitions.
- Obtaining certificates of compliance and dealing with restrictions on title.
- Ensuring Stamp Duty Land Tax requirements have been satisfied before applications are submitted.
- Updating lender portals and complying with lender post completion requirements.
- Proactively monitoring all outstanding applications, taking appropriate action to progress delayed or complex registrations.
- Maintaining accurate, up to date records of pending post completion matters - including applications awaiting submission, outstanding requisitions and registrations in progress - on the firm's case management system.
- Producing regular management reports on the status and age profile of outstanding matters.
- Monitoring key post completion deadlines to ensure all requirements are met within relevant timescales.
- Identifying overdue, inactive or problematic matters and escalating risks to the appropriate fee earner or senior management at an early stage.
- Supporting the firm's compliance and quality monitoring processes through accurate management information and identification of recurring issues or trends.
- Assisting with the development of post completion controls, reporting processes and performance measures.
- Supporting ongoing development and improvement of the firm's post completion procedures.
- Dealing with the post completion requirements of landlords, managing agents and management companies.
- Liaising with fee earners, clients, lenders, landlords, managing agents and third party solicitors.
- Reporting completed registrations to clients and lenders and issuing updated title documentation.
