Job IntroductionWhat you'll do
We want all our residents to have a safe, warm , comfortable home where they can enjoy life.You will play an important role in facilitating, assisting and supporting the delivery of the NHG Better Homes asset strategy, primarily the appraisal and sale of homes that may inhibit our ability to reach our ambitions .
A key aspect of the role is identifying homes that perform poorly both financially and for our residents. You will recommend and pursue a strategy for each home that makes sense on a case-by-case basis, including offering residents the chance to move to a newly refurbished home, working collaboratively with Renew team colleagues .
How you'll do it
- Use strategic asset management tools to identify underperforming homes.
- Conduct options appraisals and financial modelling to recommend future use (e.g. sale, change of tenure, refurbishment).
- Implement approved strategies, engaging stakeholders and tracking outcomes.
- Work collaboratively across NHG teams and with external partners to deliver asset optimisation and stock rationalisation.
- Manage small-scale portfolio projects such as land sales, lease reviews, and title easements.
- Commission and oversee security arrangements for empty homes.
- Liaise with consultants, surveyors, and contractors to support strategic asset goals.
- Maintain trackers, raise requisitions, and process invoices to ensure timely payments.
- Complete regulatory returns and support wider strategic asset management initiatives.
- Share knowledge and provide training to colleagues as needed.

The ideal candidate
You're a confident and analytical professional with experience in property investment, asset management, or housing.You're comfortable working with data, systems, and stakeholders to deliver practical, value- driven solutions.You understand the impact of strategic asset decisions on residents and are committed to supporting long-term housing quality .
- Demonstrable experience of working in a property investment, property sales, asset management or housing related function
- A good understanding of property appraisals including acquisition, investment planning and stock disposals
- Experience in undertaking property appraisals across multi-tenure stock
- Knowledge of investment decision making and options appraisals
- Experience in working with Microsoft packages, housing and/or asset management database systems
- Effective and confident verbal and written communicator across all levels of the organisation
