Job Description
Review RAMS (Risk Assessments and Method Statements) submitted for Landlord works, ensuring adequate insurance coverage, contractor competency, and valid equipment certifications are in place. Evaluate Permit-to-Work requests for Landlord works. Maintain the Impairment Register, ensuring all stakeholders are updated, and that equipment or systems are isolated and reinstated within required timelines. Conduct pre-, during, and post-work supervision and monitoring inspections to verify contractors' adherence to their approved RAMS in the absence of the Permit Officer. Oversee the tenant visitor system to ensure compliance. Perform pre-work site inspections with contractors to confirm safe commencement of works and verify that control measures outlined in the Permit to Work and Authorisation to Access are being followed. Immediately notify the QCM and escalate any non-compliance or unsafe practices to the BSM, followed by a written report. Liaising with Retail Project teams to ensure co-operation and continuity regarding Insurance impairments and Fire Alarm/Sprinkler isolations including DS Tests. To Assist QCM with Landlord Electrical Permits and Lock off/tag off procedures. To Support QCM with Substation Entry training for contractors and CWM Maintenance operatives. To Monitor Key release forms and Roof access books. Carry out in conjunction with QCM contractor inductions. Assist Engineering Supervisors in administrative tasks of Landlord Fire alarm, Sprinkler and Cause & Effects testing. Perform any additional reasonable tasks as requested by the QCM or BSM. Knowledge of fire safety/confined spaces. Experience in a Building services industry and safe systems of work procedures. Ability to effectively communicate with employees, tenants, and contractors by phone and email. Excellent customer service skills to assist individuals with permit inquiries. Ability to work collaboratively in a team environment. Willingness to adapt to changes in procedures and regulations regarding permits. Knowledge of relevant laws and regulations about permits. Ability to work well under pressure and meet deadlines. Excellent computer proficiency and strong analytical abilities. Experience with Permit-to-work procedures is desirable. NEBOSH General Certificate. IOSH Managing Safely. Strong organisational skills to manage a high volume of electronic permit applications and visitor requests.
