As we continue to expand our operations, we are seeking a skilled Facilities Management Contracts Manager for Mechanical Systems to join our dynamic team.
The Mechanical Services Manager is responsible for overseeing the delivery of all mechanical services maintenance-including heating, gas, ventilation, cellar cooling, and air conditioning-across a large hospitality-focused client estate. The role ensures safe, compliant, energy-efficient operation of all mechanical assets while providing a high-quality service aligned with the client's hospitality standards. The manager leads a multi-disciplinary team, coordinates subcontractors, and supports operational performance through strong technical, managerial, and customer-facing skills.
Job Description Leadership & Team Management- Lead, coach, and develop a team of Mechanical, Heating & Gas, Cellar Cooling, and Air Conditioning Technicians.
- Monitor performance through KPIs, reviews, and training plans.
- Manage resource planning, scheduling, overtime, and shift requirements.
- Promote a positive, safe, and collaborative team culture.
- Oversee delivery of PPM (planned preventive maintenance), reactive repairs, statutory testing, and minor mechanical projects across the account.
- Ensure mechanical systems-including boilers, heating plant, gas appliances, ventilation units, AHUs, cellar cooling, refrigeration, and air conditioning-are maintained to industry and client standards.
- Provide technical guidance and support in resolving complex faults.
- Implement robust maintenance procedures, ensuring minimal downtime and maximum asset reliability.
- Ensure full compliance with statutory regulations: Gas Safe, F Gas, HVAC standards and all mechanical safety requirements.
- Maintain accurate and up-to-date maintenance documentation and certification. • Oversee creation and review of RAMS, permits to work, and safety procedures.
- Conduct safety briefings, toolbox talks, and promote best-practice H&S culture.
- Act as the primary technical contact for mechanical services across the hospitality estate.
- Build strong relationships with client operations teams, property managers, and stakeholders.
- Provide regular performance reporting, asset insights, and recommendations for improvements.
- Support client initiatives relating to comfort, guest experience, and energy efficiency.
- Manage mechanical services budgets, including labour, materials, subcontractor costs, statutory testing, and minor works.
- Track expenditure against budget and ensure value for money at all times.
- Support procurement of mechanical equipment, gas components, and specialist contractor services.
- Review contractor performance, validate quotations, and approve invoices.
- Identify opportunities for cost savings, improved system efficiency, and lifecycle planning.
- Drive improvement in mechanical performance, system reliability, and environmental efficiency across the estate.
- Support innovation in HVAC/R (heating, ventilation, air conditioning & refrigeration) and mechanical service delivery.
- Contribute to minor works projects, refurbishments, system upgrades, and asset replacement planning.
- Analyse trends from CAFM systems to reduce reactive faults and improve asset condition.
- Manage any absence with the team effectively and ensure the appropriate processes are followed.
- Manage financial budgets and expenditure to ensure cost control is in place. Maximise P&L performance through good commercial acumen and practice.
- Support revenue and margin growth through strong business development and maximising any opportunities available.
- Any other duties which are required by the business and within the scope of the role.
- Proven experience in a Mechanical Services Manager or Senior Mechanical Engineer role.
- Strong technical expertise in heating & gas systems, including Gas Safe regulations.
- Experience leading multi-disciplinary mechanical teams.
- Relevant gas qualifications, such as:
- CCN1 - Core Domestic Gas Safety
- CENWAT - Boilers & Water Heaters
- COMCAT (if applicable to catering environments)
- CODNCO1/COCN1 - Commercial Gas Safety
- ICPN1/ICAE1 - Pipework and appliances
- Knowledge of refrigeration, cellar cooling, air conditioning, ventilation, and HVAC plant.
- Strong understanding of statutory compliance and maintenance procedures.
- Strong technical knowledge of heating & gas systems, refrigeration/cellar cooling, air conditioning, ventilation, and mechanical plant.
- Understanding of statutory compliance (Gas Safe, F Gas, HVAC regulations).
- Excellent client-facing communication and relationship management skills.
- Experience of maintaining client relations and tendering for new work.
- SSTS/SMSTS Desirable.
- Application of their vocation experience to the benefit of the business.
- A decisive, results focused Leader with strong organisational, prioritisation and project management skills.
- Ability to use own initiative, working accurately with policies and procedures.
- Excellent knowledge of maintenance service across PPM's, reactive and quoted works.
- A working understanding of Electrical, Mechanical and Building Fabric equipment.

- Highly flexible and self driven with strong ability to manage their own time.
