Job Description
An opportunity has arisen for a Maintenance Manager to join Eat Work Art.

This role is responsible for overseeing maintenance across all Eat Work Art sites, ensuring swift issue resolution, coordinated support, and an exceptional resident experience. It drives continuous improvement through effective contractor management, asset control, and maintenance system optimisation. The role also supports budgeting, prioritisation of works, and hands on maintenance as and when required.

Working Pattern: 37.5 hours per week, Monday - Friday, with availability to respond to out of hours emergencies and take appropriate action when required.

Department: Operations

Location: Primarily East London sites, with travel to all London locations as needed

Key Responsibilities
  • With direction and collaboration with the Maintenance & Improvements Manager, oversee all maintenance and upkeep across Eat Work Art sites, ensuring a consistent presence and prompt response to issues.
  • Work cross departmentally and with FOH to provide adequate support and maintain up to date emergency contacts outside core working hours.
  • Collaborate with site specific community managers and FOH to deliver the best possible resident experience across all sites.
  • Manage, monitor, and continually improve the ticketing system to ensure optimum performance from the maintenance department, reflected in consistently improving KPIs.
  • Hold regular meetings with the maintenance team and managers to review progress and identify opportunities to improve systems.
  • Work with the senior management team to prepare an annual maintenance strategy and budget, including cost benefit analysis for any proposed increased spend.
  • Prioritise works with your manager to ensure maximum benefit for the company, considering budget, cost savings, and potential revenue.
  • Maintain an accurate, up to date inventory of all stock and assets across sites, ensuring product details are recorded for efficient replacement and consistent aesthetic standards.
  • Support the team by logging contractor timesheets and invoices accurately, cross checking hours worked.
  • Understand and manage the skill sets of regular EWA maintenance contractors to maximise efficiency, encourage cross site collaboration, and reduce reliance on external contractors.
  • Ensure all meter readings are taken across sites and report findings to finance as required.
  • Carry out general maintenance, construction, and plumbing tasks as needed.
Qualifications & Requirements
  • A minimum of 5 years working in construction.
  • Strong knowledge of building compliance.
  • Excellent verbal and written communication.
  • Full UK driving licence.
  • Being flexible to work across different sites.
  • Be on hand to answer any potential emergencies out of hours and to respond accordingly, taking appropriate action.
