Job Title: Maintenance Technician
Responsible for maintaining and coordinating repairs of the grounds, the building, and equipment in a safe and efficient manner within budget, in accordance with applicable federal, state, and local standards, guidelines, and regulations.
ESSENTIAL FUNCTIONS
- Perform preventive maintenance to ensure the building and its contents remain operable and in good condition.
- Maintain electrical, plumbing, safety equipment, HVAC systems, and grounds as instructed.
- Inspect and repair the building's structure, including windows, doors, exterior siding, masonry, and roofing.
- Shovel and salt walkways as needed.
- Maintain unoccupied rooms, including carpet cleaning, painting, and patching, to prepare for resident occupancy.
- Perform maintenance and repairs based on residents' requests within 24-72 hours.
- Clean carpets, upholstered furniture, and draperies using vacuum or shampooer as requested.
- Clean up spills and soiled areas as observed or requested.
- Assist residents and families with move-ins and move-outs when available.
- Maintain records of repairs, purchases, and expenditures.
- Promote positive relationships with residents, staff, visitors, and regulators.
Perform any other duties within the scope of responsibility and requirements of the job.

Skills and Abilities
Education and Experience
High school diploma/GED and two years of building maintenance experience required.
Computer Skills
Knowledge of Microsoft Office in a Windows environment; ability to learn company-specific software.
