What you'll doAs the Live In Superintendent, you'll be the on site presence who helps ensure the property is well cared for and residents receive responsive, professional service. Your work will include a mix of operations, maintenance, leasing support, and community facing responsibilities.
In this role, you will:
- Keep the building, common areas, and grounds clean, safe, and well maintained.
- Complete minor repairs and routine maintenance in suites and shared spaces, while coordinating more complex work with maintenance staff or external trades engaged by the Property Management Company.
- Inspect, prepare, and clean vacant units so they are ready for new residents and showings.
- Show available affordable and market rent suites, respond to rental inquiries, support the application process, and help coordinate move ins and move outs.
- Oversee day to day seasonal property care, including sidewalk snow clearing/salting, monitoring snow removal contractors, garbage and recycling handling, and basic lawn/grounds upkeep.
- Maintain supply inventory for cleaning, maintenance, and building operations.
- Build positive, professional relationships with residents while providing courteous, respectful service.
- Follow safety procedures and work in compliance with WHMIS and other applicable health and safety requirements.
You're someone who is dependable, practical, service oriented, and comfortable taking ownership of a residential property's day to day needs. You know how to balance building operations with strong resident relationships, and you take pride in keeping standards high.
You likely bring:
- Experience in a live in Superintendent, building operations, property maintenance, or residential property management role
- Hands on experience with cleaning, suite turnover, routine repairs, and general building upkeep
- Confidence interacting with residents and prospective tenants in a professional, respectful, and service focused way
- Strong organization skills and comfort handling administrative tasks, logs, notices, and follow up
- Good judgment, reliability, and the ability to respond quickly to issues that affect resident safety or building operations
- Working knowledge of safe work practices, including WHMIS and proper use of protective equipment
- A professional approach to resident privacy, communication, and community relationships
