Job Description

Job Title: Lettings Negotiator

Salary: 40K plus expenses

Location: Dublin South West

Reference: S011971

My client is seeking an enthusiastic lettings agent to join their busy residential lettings team in South West Dublin, dealing with a variety of Dublin properties.

This is an established small company, with an outstanding reputation and a strong portfolio with clients built over many years. My client is well known for their professionalism in dealing with their landlords and tenants and you will get the opportunity to work with a settled team in a professional and enjoyable working environment.

The role requires someone who is able to work independently in a busy office whilst working as part of a team, with the ability to adapt and be reactive in a fast paced environment, and with a strong customer service ethic.

You should have 1+ years of lettings experience, with a PSRA licence.

Responsibilities
  • Inspecting properties and establishing market rent based on comparable research
  • Advising landlords
  • Presenting properties for viewing
  • Advise on matters relating to statutory property obligations for the property marketing strategy
  • Dealing with lettings enquiries (phone & email) on a daily basis
  • Responding to phone and email queries in a swift manner
  • Setting up viewing appointments
  • Carrying out viewings as required
  • Preparing text and organising photos for adverts for websites and organising photos
  • Ensuring properties are listed correctly on company website, and external advertising
  • Preparing inventories
  • Negotiating letting terms with tenants
  • Gathering reference and ID from tenants and carrying out thorough reference checking
  • Preparing paperwork required for lettings administration incl. scanning and filing paperwork when letting is completed
  • Arranging utility transfers, PRTB registrations and setting up tenants standing orders
  • Achieving best results for clients in relation to new lettings / occupancy levels / renewals
  • Negotiating lease renewals with tenants
Requirements
  • Must have PSRA B licence and have property-related educational qualification
  • Enthusiastic and motivated
  • Knowledge of landlord and tenant legislation experience desirable
  • Knowledge of landlord and tenant legislation, PRTB regulations and statutory property obligations
  • Strong communication and negotiation skills
  • Willingness to work hard and ability to work on own initiative and attention to detail are essential
