Job Description
Working on behalf of a Local Authority, Aatom Recruitment has a new opportunity for a Leasehold Capital Service Charge Team Manager WCC Band 3 on a 3 months contract with a possibility of further extension.
Work Style: Hybrid
Front line, office based 3 days out of 5 days, across Westminster's area service centres.
PURPOSE OF JOB- Strong working knowledge and experience of statutory Section 20 Notices for issue to lessees and recognised tenants' associations ensuring the information provided meets the requirements of legislation and council policy.
- A Section 20 notice refers to a statutory procedure under the Landlord and Tenant Act 1985 in the UK. It applies when landlords of leasehold properties intend to carry out major works or provide services where the cost will be charged to the leaseholders as part of their service charges. The aim of the Section 20 process is to ensure that leaseholders are informed and consulted properly before large expenditures are incurred.
- Front line, office based 3 days out of 5 days, across Westminster's area service centres.
- Customer focused, empathetic, placing our residents at the heart of our daily focus.
- Responsible for the lessee re-charging implications for major works schemes, accurately identifying those costs which can be recovered from lessees and those which are irrecoverable.
- Communicate proactively with leaseholders, residents, and other stakeholders regarding the scope, schedule, and impact of works.
- Must have experience of working with spreadsheets.
- In-depth understanding of Section 20 of the Landlord and Tenant Act 1985 (amended by Section 151 of the Commonhold and Leasehold Reform Act 2002).
- A keen eye for detail and interrogating data.
- Responsible for liaising with internal stakeholders to ensure the quality of the data is robust.
- Speaking to our residents with a professional, empathetic, and taking ownership of queries
- Excel and spreadsheets knowledge a must
- What we need to see evidenced on cv's to invite candidates to interview:
- A in-depth understanding of Section 20 of the Landlord and Tenant Act 1985 (amended by Section 151 of the Commonhold and Leasehold Reform Act 2002).
- A candidate who is happy to work in the office 3 days out of 5 with 2 days working hybrid
