Overview

We are recruiting for a Head of New Property Sales & Marketing to lead commercial launch activity across a pipeline of new developments and onboarding projects. This senior role will take ownership of sales and marketing strategy from pre-launch through to stabilisation, ensuring strong enquiry generation, conversion performance and occupancy delivery across newly mobilising assets.

Working closely with commercial leadership and project stakeholders, you will shape launch frameworks, support mobilisation activity and guide teams through the full lease-up lifecycle. This is a strategic yet hands on position suited to a commercially focused leader experienced in new build or project led environments.

Key Duties & Responsibilities
  • Lead sales and marketing strategy for new developments, onboarding schemes and project launches
  • Drive enquiry generation, conversion activity and occupancy performance through pre launch and lease up phases
  • Establish scalable launch frameworks, reporting structures and commercial KPIs
  • Support mobilisation planning to ensure smooth transition from launch to stabilised operations
  • Define positioning and go to market approach for new schemes in line with local market dynamics
  • Utilise campaign data, market insight and customer feedback to refine launch performance
  • Provide senior oversight across multiple concurrent projects and launch timelines
  • Manage relationships with stakeholders, partners and internal teams throughout mobilisation phases
  • Lead, coach and develop sales and marketing teams supporting new property launches
  • Oversee marketing channels including digital, partnerships, events and local campaign activity
  • Support commercial initiatives focused on performance improvement and operational efficiency
  • Act as escalation point for launch performance challenges and provide clear reporting to leadership
Skills & Experience
  • Senior sales and marketing leadership experience within property, residential, hospitality or project led sectors
  • Proven success delivering launch or mobilisation campaigns across multiple developments
  • Strong commercial focus with experience driving occupancy, revenue or lease up performance
  • Experience managing teams and developing high performing commercial functions
  • Confident stakeholder engagement skills with the ability to influence at senior level
  • Strong understanding of integrated marketing channels and demand generation strategies
  • Data driven approach with ability to interpret campaign and market performance insights
  • Experience working with CRM systems, marketing technology and reporting frameworks
  • Ability to manage multiple projects simultaneously within fast paced launch environments
  • Entrepreneurial mindset with a focus on innovation, continuous improvement and delivery
