Job Description
The Regional Corporate Real Estate Co Ordinator role is part of the Group Property Team, responsible for efficiently administering the operation of LRQA's global real estate portfolio and executing related transactions in line with professional best practice, statutory and customary requirements. The position ensures that the property portfolio aligns with business objectives and CRE and workplace strategy, delivering business budget priorities and unlocking value across assigned regions.
Key Responsibilities- Administer existing tenancies, review and negotiate renewals, acquisitions/disposals, rent reviews and fit out schedules according to critical dates.
- Accountable for all property transactions and milestones in various regions worldwide.
- Ensure compliance with the LRQA Property Transaction, workplace and related governance processes.
- Prepare needs assessments for locations using internal data and validate workplace requirements with local leaders.
- Initiate market searches with third party brokers or other service providers and establish shortlist options with local teams.
- Arrange viewings for local teams and connect with property advisors as required.
- Prepare financial analysis and comparisons to inform decision making.
- Work with advisors or negotiate with landlords to secure optimal lease terms that meet business needs.
- Develop, prepare and submit financially based business cases for approval, then collate all documentation once approved.
- Review lease agreements and liaise with legal teams and property brokers for drafting, amendments, approval and signing.
- Support execution of orderly transitions to new premises and oversee reinstatement negotiations where applicable.
- Deliver best value outcomes for LRQA from property leases, negotiations and approaches.
- Collaborate closely with the Property Administrator to keep records updated internally and with external advisors.
- Coordinate additional real estate and workplace activities within the assigned region.
- Produce reports, key metrics and contribute to budgeting processes throughout the year.
- Be a regular contributor to property strategy, responsible for the planning, distribution and quality of work.
- Handle queries and build relationships with stakeholders across functions and divisions, fostering strong supplier relationships.
- Collaborate with team members to ensure effective knowledge transfer and application.
All colleagues, Finance Teams, Global Operations Directors, and Executive Leadership Team.
Qualifications and Experience- 3+ years of experience in a similar corporate real estate and workplace role.
- Proven influencing skills and ability to work collaboratively with functional and business colleagues at all levels.
- Strong initiative, organisational capabilities, and attention to detail.
- Flexible and adaptable to role development.
- Excellent written and verbal communication skills.
- Strong financial analysis abilities.
- Proficient with Microsoft Office, particularly Excel, Word and PowerPoint.
- Business degree or equivalent.
- Experience in project management and/or facilities management is desirable.
- Capacity to foresee and solve challenges that impact broader business strategy.
- Awareness of managing colleague impacts and change.
- Positive attitude and eagerness to learn related job activities, including Corporate Real Estate, Workplace, Finance and Procurement.
