Job Title: Block Manager
Contract Type: Permanent
Salary: £40,000 - £50,000
Location: North West London

O'Neill & Brennan are currently recruiting for an experienced Block Manager on behalf of a well-established and growing property management company based in North West London. The company manages a substantial residential portfolio across Greater London and the South Coast and continues to expand through strategic acquisitions and developments.

Role Overview:
We are looking for a Block Manager with a minimum of 5 years' experience in residential leasehold block management. The ideal candidate will be confident handling leaseholder communications, managing contractors, overseeing compliance, and dealing with all aspects of estate management.

Key Responsibilities:

  • Responding to leaseholder queries (primarily from an internally managed portfolio)

  • Managing reactive maintenance issues, including site inspections and contractor coordination

  • Overseeing insurance matters and claims

  • Ensuring compliance with health & safety and statutory requirements

  • Handling licences for alterations, subletting, and lease variations

  • Managing lease breaches and liaising with solicitors when required

  • Supporting the preparation and management of service charge budgets

  • Assisting in arrears management and major works planning (including full S20 process)

  • Coordinating with external managing agents on portfolio matters

  • Managing service contractors (e.g. cleaning, gardening)

  • Preparing LPE1 packs for sales enquiries and carrying out property inspections as needed

  • Reviewing third-party management charges and signing off expenditure

The successful candidate will have:

  • At least 5 years' experience in residential block management

  • A strong understanding of leasehold legislation and industry compliance

  • Excellent written and verbal communication skills

  • Good organisational and time management skills

  • Confidence in dealing with leaseholders, contractors, and third-party agents

  • A proactive, hands-on approach
