The Role: Landsec has a number of residential properties which are managed by our partner agencies. This role will lead the management of the service agreement between Landsec and the external agencies. The role will also include providing advisory support to the development teams on residential management and operations for the build to rent pipeline. Salary: Competitive The Team: You will be working in the Capital Projects Team, reporting to the Residential Operations Director. Location: This role is based in London, Victoria with approximately 50/50 split. Travel around the UK to sites c. 2 times per month, occasional overnight stays. What you will be responsible for: Block: Oversee the managing agents on managed properties, ensuring contractual obligations are completed. Service charge budgets review and approve Liaise with internal Landsec teams (centre management, Legal, Building Surveying etc). Management of expenditure and arrears, ensuring credit control procedures are monitored. Licences for storage units, carpark spaces, alterations instructing surveyors and legal as required. Oversee the process for lease extensions Landsec have a valuer and legal who run the process. Manage complaints and escalations to resolution. EWS1 requirements - sit on working group, approve resident communications. Sales enquiries - direct agents and lawyer Defect rectification - work with development/contractor/legal Oversee Section 20 process as required Maintain an up to date knowledge of residential legislation by attending industry seminars and legal updates as required. Rented Budget drafting, review, approvals Oversee managing agent - expenditure, arrears, voids. Asset management/major works Complaints and escalations Legal matters Disposals Maintain up to date knowledge of legislation including the Renters Rights Bill Development Portfolio (BTR) Provide advisory support to the Landsec development teams on residential operations on build to rent development pipeline. Liaise with external agencies such as architects, management consultants, legal etc Work with management consultants to ensure that residential operations and estate strategies are appropriately structured and documented.
