The Role

As Head of Residential Sales, you will:

  • Set the direction for the Residential Sales department and deliver a clear growth plan.
  • Act as the division's figurehead, promoting and strengthening the brand.
  • Drive performance, increasing turnover, fees, and overall profitability.
  • Lead business development and identify opportunities to grow the department.
  • Oversee marketing activity to boost visibility and generate new instructions.
  • Increase market share by securing strong listings and improving conversion rates.
  • Recruit, train, and develop high-performing team members.
  • Build a positive, motivated team culture with high levels of engagement.
  • Manage branch and team performance, including reviews and day-to-day support.
  • Ensure consistent service standards and smooth operations across all branches.
  • Maintain full compliance with legislation and industry regulations.
  • Work closely with other departments to encourage collaboration and referrals.
  • Chair monthly Residential Sales Manager meetings and provide clear direction.
  • Produce accurate, high-quality written and verbal communication.
  • Set and track performance plans and targets for teams and branches.
  • Carry out market appraisals and help secure new instructions.
  • Support sales negotiations when required to help secure deals.
Head of Residential Sales requirements:
  • Experienced estate agency leader with a proven track record of managing high-performing residential sales teams.
  • Commercially driven, with demonstrable success in delivering revenue growth and meeting (or exceeding) performance targets.
  • Exceptional communicator, able to build trust, influence stakeholders, and motivate teams at all levels.
  • Strategic thinker with strong planning and organisational skills, capable of setting clear priorities and executing them effectively.
  • Solutions-focused, able to anticipate challenges and resolve issues swiftly and confidently.
  • Collaborative and people-centred, promoting a supportive, team-oriented culture while driving accountability.
  • Highly reliable and professional, with strong attention to detail and a commitment to excellence.
