Job Description

Client-Side Property Manager (Residential Block Management)
Salary: £45,000 Caterham (travel to sites/offices as required)

400+ residential units

Here at Cobalt Recruitment, we are working with a leading client who are looking an experienced residential block manager to join a client-side team, delivering a high-quality, professional service to a sizeable leasehold portfolio. You'll take full ownership of your blocks, ensuring they're well maintained, compliant, and that residents receive clear, timely communication.

Key Responsibilities
  • Manage a specific portfolio of residential blocks, acting as the main point of contact for leaseholders and residents.
  • Complete regular property inspections to monitor building and grounds condition, identify defects, and raise repairs.
  • Oversee day-to-day maintenance, contractor performance, and service delivery, including cyclical and contracted works.
  • Project manage major internal and external works from specification through to completion.
  • Run Section 20 consultation processes for qualifying works, drafting notices where required.
  • Produce annual service charge budgets, including reserve/sinking fund provisions.
  • Track and control expenditure throughout the year, preparing financial reports when needed.
  • Ensure buildings meet current health & safety requirements and that compliance records are maintained.
  • Manage onsite staff where applicable (recruitment, appraisals, performance and day-to-day oversight).
  • Liaise with the in-house insurance department to progress claims efficiently.
  • Maintain accurate records on Qube and the resident website, and circulate updates on management issues.
Working Pattern
  • 37.5 hours per week, typically between 9:00am-5:30pm.
  • Primarily office-based, with travel to your sites and other offices as required.
