Role Overview:
To manage and control all FM services, within their buildings, whether delivered through the site-based team or through the supply chain, in an efficient and cost effective manner. Ensure that service providers, within their remit, are delivering to agreed ethics and to the standards and levels required.
What you'll do:
- Supporting planned maintenance work to meet the planned maintenance programme
- Ensure relevant authorities are obtained prior to commencing work outside of the scope of contract.
- Manage reactive maintenance work to meet building and end user needs and KPI set timescales.
- Ensure relevant access is gained to allow completion of tasks within agreed timescales.
- Report to the Operations Manager (Or any other senior stakeholder) on the delegated work portfolio through the regular WIP review system.
- Ensure all areas of work are safe and comply with excellent H&S practice
- Provide mitigations of works that have failed to meet KPI standards
- Responsible for statutory inspections and tests within their building(s) and all associated certification and documentation, feeding in regularly to the compliance controller.
- Implement all maintenance and corrective works on the site in accordance with Maintenance Instructions, EMCOR and site specific procedures. Including the logging and closing down of tasks held in Agility
- You will be expected to liaise / manage subcontractors who may manage /maintain the assets within the buildings you are responsible for.
- You will be expected to use and become competent in the use of MS Office and EMCOR IT systems e.g. Agility, PDA and CAFM system; MS Excel, Word and PowerPoint
- Ensure all relevant permits are obtained for DEL and sub-contractors
- Act as focal point for client and end users within the buildings under their control
Who you'll be:
- Proven strong communication, influencing and negotiation skills at all levels
- General knowledge of construction trades
- Good knowledge of H&S legislation
- Ability to act on own initiative and work calmly under pressure to meet tight timescales
- Ability to prioritise own workloads
- Ability to carry out Minor repair works as required
- Full UK driving licence
- High calibre IT skills and presentation capability
- High Level of understanding of customer service excellence and the ability to deliver quality service
- The ability to attain and retain security clearance to SC levels
