Site Manager (Residential)

Site Manager (Residential) Kildare Town €90-110k + Car/Allowance

Required for a well-established residential developer undertaking 50+ Units in Kildare Town with further sites in Carlow coming on board.

Timber frame experience would be ideal.

Role

• Lead and manage the full lifecycle of a residential housing project
• Ensure delivery is on schedule, within budget, and meets quality, safety, and regulatory standards.

Key Responsibilities

• Oversee daily site operations, including subcontractors, direct labour, and materials coordination.
• Implement quality assurance and conduct regular site inspections
• Enforce Health & Safety regulations, hold toolbox talks, and ensure compliance with RAMS.
• Maintain site diaries, reports, lookahead schedules, and all necessary documentation (including BCAR files where required).
• Liaise with project managers, engineers, architects, local authorities, and utility providers.
• Monitor budget performance, assist quantity surveyors, and manage risk strategies
• Lead and motivate site team and subcontractors toward program milestones.

Required Qualifications & Experience

• 5+ years' proven experience in site management, particularly on residential developments (housing, duplexes, apartments).
• Knowledge and application of Irish Building Regulations, certification standards (e.g., BCAR), and Safety requirements
• trade qualifications/Degree or Higher Diploma in Construction or re or equivalent hands on experience.
